House Name Change FAQs

In short, yes. There is nothing to stop you changing the name of your house if your property has a mortgage. Changing the name of your house is not changing the title number of the property. All mortgages are registered against the official title number at land registry.  Once the local authority has acknowledged the house name change it is advisable to send a letter to the mortgage company advising them of the change.  The same is true of other services, however the important ones such as Royal Mail and emergency services are generally update by the local authority.

Although we guarantee our kit is suitable and will work with the local council and are prepared to offer a full refund if you experience any problems with the local authority, we cannot offer a guarantee that your house name change will be accepted. If you choose a property name that already exists, the local authority will reject your application and ask you to choose Another name. If you decide you do not wish to proceed, we regret we cannot offer you a refund in those situations. In order to provide a refund, we will need to see a copy of the letter received from the local authority explaining the reason for the rejection.  In addition, if you purchase the kit and then change your mind, we cannot offer a refund. Some local authorities do charge a high fee to change the name of a property and this can be a deciding factor in whether to proceed.  Please check the fees charged by your local authority to change the name of your house before purchasing our change of name kit.

Although there is no hard and fast guarantee, our research indicates there is a strong correlation between increased house prices and the change of a name. Better for your house to be known as “The Gables, 3, Acacia Avenue” as opposed to just plain and simple “3 Acacia Avenue”. If the sole purpose of changing the name of your property is to increase its value then choose wisely, using the example previously used “The Gables” sounds better than “Wookey Hole, 3 Acacia Avenue”.  There can be no doubt that changing the name of your house to a name with distinction will be a major advantage when it comes to listing your property for sale.

The answer depends on whether you want to add the house name to the official register. If your house already has a number and you just want your house to be called a name with your number then you can do this without purchasing our kit and without alerting the local authority. But if you wish to make it official then you must alert the local authority. Purchasing our easy house name change kit is the simplest answer.  As mentioned above there is no guarantee the change of name house name will be accepted. Both Royal Mail and the Local Parish Council will have a say in the matter. If for example you are choosing a house name that already exists this will be rejected. In addition, if you choose a name that the council deem to be offensive or in bad taste then again the will reject the application. These types of rejections are not covered by our purchase guarantee.
